------4/28: Sat. morning 8am, met builder and interior designer with my clients in one supplier showing room. We gathered a lot of materiol smaples, drawlings....We let designer tell us what were her opinions and designings. Her job was to make sure ev...erything matches /be suitable to the house style and my clients taste , also she made a balance that everything would blend together and stay with the budget...It was really fun and I had learned a lot. Sunday morning, showed few houses to a young couple, then came home, changed my cloth, then Jay and I went to see one foreclosure property, then we ate in Mi Luna in Rice Village. Food is great as always, parking is bad as usual. NO Complain then. Jay and I are very thankful of our life!
------4/26: I love my job. My clients and I visited a new home design center showroom and watched a movie in media room during the meeting. I learned there is a smart home now after 'Green' home because of this cool toy called Control 4. Imagine a hous...e that remembers to lock itself at 10 pm. Shades that close as the sun hits. A home theater setup that takes care of lights, sound and picture. Integrated temperature with one touch...Finally we will let our home work for us for a change. I hope all of us have smart homes one day. I still think the husbands need smart wifes to make smart home more sweeter though. :) Have a nice weekend.
------4/20: The third time heart break in one week after Boston bombing; Waco explosion, now it is Sichuan earthquake. I called my parents last night as they called me when they heard Waco explosion. Now, these days, we know the news right now in the world.
but we can not change those sad facts. My hometown is still far away from Ya An city. but they did have strong after shake.
------4/18: Gallery Furniture specializes in same day delivery. This morning, Michael Berry called them for help. Gallery put their delivery trucks in the front of their store and opened the back of the trucks. They accepted everything from Houstonian...s and they delivered goods this afternoon to Waco near fertilizer plant. Not only this is the great charity event, but also it is a great smart way to show gallery 'order today and delivery today' business theory. They deserve to let people know what they did today. Pray for people near Waco.
------4/17: It took me three days to study, understand and use it. I'm loving it now-my new window 8. I also bought office 2013. I am learning Onenote, skydrive...so cool. No pain No gain. The best money I invest. It is so fast now, my fingers and my brain are slower than my new toy. :)
-----4/15: My new PC-window 8! Jay bought for me on sat. My god, whole new world ! I have to do a lot things before I can use my agent site/ MLS and zip form where I write the contract! Right now, I am on hold with zip form company to walk me through ! I wanted to buy window 7, there was no more to buy! I will learn it and i will treat my new helper well too! Happy Monday !
-----4/11: Got three contracts on the same day-Thursday. Unbelievable! Before that, yes, a lot of hard work, speed ticket, flat tire...but it is worth every effort. My old PC is not helping, so slow!! This weekend, my husband will buy one for me in Fry's while I have two days paid RE classes to attend to. I said earlier, I want to study in year of 2013. Happy Friday!
------4/9: Today, I got a call from my company to ask me if I would like to work for one couple. I said Yes without even thinking one second because I was very thankful that my company trusted me and gave me this opportunity even though I have 5 -7 active buyers already. I didn't ask or care how far it is, how much is selling price...all I care is I want to do a good job for my company and to my clients who I haven't met yet.
------4/6: My morning Love from my love: Jay makes two coffees for me each day! He puts one in the GO BLUE cup; one is in the small container. I get up early enough before my day/work starts, so I can make sure that I can enjoy my coffee: Holding the ...coffee in my left hand, holding the mouse in my right hand: check my emails and delete the junk mail. Afternoon or early evening, my second coffee is my real treat either in my home office or on the road. Life is better with this Love Coffee. I can not make this delicious taste even though I use the same amount. My husband says it is the love that makes it special.
------4/5: getting ready for bidding war! One property is on the market for two days and my buyers made the offer too. I just email from the listing agent: '' Seller really appreciated the offer but has accepted (from the ten that were received) one that is cash with no repairs. I understand that you clients will be disappointed. The activity on this property was completely unanticipated.''
------3/21: What a wonderful Thursday! I feel so happy and blessed: Noon-2pm, our company had an Awards Banquet- Surprise, I am top 10, I knew I was top 40 earlier. :) At 3：30PM, closing for my sellers; At 6pm, wrote an offer for my buyer; At 7pm, I was invited to The Raindrop Turkish House for amazing event. The other surprise coming out of blue from my previous buyer's loan officer Thursday morning: '' I have a customer that is in the process of purchasing a home... He needs a realtor to represent him, Will you be able to help with this?'' I guest he liked my work through the past transaction even through I have never met him.
------3/20: Finally I felt my life could go on after I saw my CPA. :) Work is getting busier and busier; First time, I decided to run instead of walking and talking at night by the lake. I need serious exercise for strength and health for my work and my family...on May 5, there is' Houston - Walk to END Lupus Now & 5K Run', I want to go this year as well, I will know how my running this month.

------3/9: got an fun new toy from our real estate club where I am the member for 6 years. Some members joined much later than me, but they have been accomplished much more than me. I only have 7 rental properties, they have over 250 units...I will study more while working for my clients.
-----3/6: Back on track: today, did final walk through with my buyer; went to check the property for my seller; Showing, Following up, Doing Open House...are all coming naturally. I am glad that I have a job and I am proud that I work well. Sometimes, I go to RE meetings/classes in the evenings when I wear the hat of investor. Whatever I learn, I can use them towards my job, so my clients can get benefit too.
------3/5: When I was in China, I met friends almost every day, we were talking and drinking tea/coffee. It was cold and no car. When I am in Houston, I only work and I hardly meet any friends in person and i don't want to go out for fun. One crazy thing, I always went to Shenzhen to visit my good friend first before I went to my hometown for last 10 years...Now, my friend is here, I hardly see her anymore. I don't understand why! If you know, please let me know. :)
------3/3: I talked Sichuan dialect for 20 days in my hometown, Nanchong city-I was so happy to be a Spicy Girl! After I was back to Houston, I had a hard time to speak Mandarin first two days, I guest my tongue got Jet Lag too.:)
------3/1:I feel I am an American who can speak Chinese very well. :) This trip, it was totally different experience than before-The Sleeping Lion is totally waked up, I were so surprised everywhere I had been. I am so proud of China, but I know my life is here now, I like American system which I don't have to deal

------2/5:Finally, finished work at 8:30pm outside. Everything is in the floor, getting ready to pack them up. My parents bought a new PC and a new Chinese cellphone for me and they support my work while I am in China. Feb. 15, if everything is going smooth, I will have 4 closings on that day! Jay is not a big fan of Feb. 14, so I don't feel so bad that I won't be here for him. :) Have a nice day, all my dear friends and clients!
------2/1: Done three closings in January. Much less pressures now. On Monday, I will have a special closing for a special family per doctor's order (I am kidding, my family doctor sent this nice sweet new comer family to my way. ) Then Tuesday morning I will go to China till 27th. Not only I don't take new business in, but also I sent out two new businesses out without asking referral fees because I want them to have better services while I am not here. These two good agents have earned my trust and respect from the previously transactions. I am very happy that my clients will be in their good hands. Besides I believe if I am good, I will not be afraid to lose clients or business. :) Have a super happy Superbowl weekend!
------1/26: Busy person had a busy week: worked for 6 clients/files. got my Chinese Visa, shopped for my parents and brothers. Made time with 4 old good girlfriends for half day reunion at my home! Flowers were made while I was listening piano music before they arrived. My friend called me a Happy Bee-I work hard and give them honey! :) Have a nice weekend!

I have learned this quote from the listing agent who had accompanied showing her listing to my clients. We drive the exact the same cars- she said that because we are alike mined! :) I would like to learn more from her. We had to visit the other two properties and stone supply showroom. Time will pass even if you don't do anything, so why not to use it wisely!

------1/10: First 10 days in New Year, I look at a lot of lender's closing cost worksheets for my clients. The rate and fee are really low. For 30 years fixed rate, it is under 3.5%. I am really happy for my clients. I don't take any new listings or new buyers this month because I will go to China on Feb. 05 and be back on Feb. 27 for Chinese New Year. I am working on 6 contracts and I want to make sure that I provide the best services to my current clients. Talked twice about weather with my best friend in 2 days, Am I too American now?:)
------1/7: Michael Berry's leaf free gutters commercial AD sounds really wonderful, too bad, we got our regular gutters 3 years ago. and I am not a football fan, so I don't mind to clean it once a while. :) today is the day, the weather was so sunny and bright- I enjoyed being outside to clean the gutters. My neighbor was mowing the lawn, the fresh cut grass smell very nice..Hope you had a nice weekend.
------1/6: 1/6/2001, I came to Houston/USA, it has been 12 years. Time goes to my wrinkles and grey hairs! :) Never regret even though I miss my parents and my brothers very much. New year new houses: One is in Heights which has completed; One is inside loop, it will be built soon. Meetings with two builders today were fun and serious at the same time. There are different rules to play than working with resale properties. Last year, I have learned and done owner financing purchase and relocation listing...This year, working with custom builder for my clients sweet home is full of enjoyment and challenge-I love my work!

------12/28: December, 4 closings, I didn't mean to brag about. But this time, I couldn't helped to tell you that all 4 properties are in Med. Center and all my clients are Med.Center Professionals-highly Educated and Kind. All these have happened with the same reason: 3 years ago, a new agent met her first PHD buyer who is a young beautiful super smart girl...That was it, after that, unstoppable events are keep coming around her friends/classmates/coworkers...layer by layer. I could close one more on 12/31/2012 if title company could get the payoff info.ontime -then it would be my bonus/reward 2012. Otherwise, it would be my first closing in 2013!! OK, enough!! sorry and thank you all to be here for me and with me. Now, it is time to think my new year resolution: for sure, no weight lost!!! :) share with you when I am done.
------12/26: Two older waterheaters have gone, the one in the bag was leaking since 12/24! New tankless water was up on 12/26! Pricy, but peace of mind! so I can spend more time for my clients. One funny story, last night, we watched the movie ''Hope Springs'', an old couple sent gift to each other was a new water heater who were married over 30 years. Jay and I both laughed at ourself right away. OMG, we are growing old together already!! :)
-----12/24: Last year, before mother's day, ''A Nice gift to a nice Mother!'' was on my condo listing. A son bought it for his mother! This time, on my two single family house listings: ''A wonderful gift for whole family! ". Guest what? Both were under contracts last Monday and yesterday!! While I was working on repair items requests for my two buyers, I heard a loud sharp noise, I didn't know what it was, then I found it was from the attic, the water alarm in the drain pan of water heater went off- One of water heaters is leaking...I thought I could take a break after we had our all 7 rentals repaired done these 2-3 months, well, not yet, This maybe the sign that our sweet home is protesting that we are not pay attention enough to her! :) Well, now we are thinking to get tankless waterheater- ''A new year gift to a sweet home!''

------12/19: My dear big facebook family, thank you, thank you!!! I thank God, my parents and friends. Special thank goes to my husband for his understanding and support. I couldn't image if I could put up with him if he was a realtor while I had a good regular job! :) yesterday, what a special unforgettable birthday I had: whole day, my heart was jumping so fast, I was like in the mission God gave to me: make it happen-it was like a racing: two new contracts on my birthday, one for buyer; one for seller! Jay cooked filet mignon, the best and perfect birthday dinner. He calls me five star wife realtor, I call him a five star chef!
------12/17: My newest survey-The best birthday gift ever-This is also my first: to buy and to sell for the same clients. "We bought this property with Jing and because of our wonderful experience with her, when we decided to sell this condo, we went to Jing as well. She is the same professional, responsive, thoughtful and diligent. She knew how to make the showing look good and used professional photographer to take our listing pictures and 360 degree video at her cost. We got three offers in two weeks and under agreement within 3 weeks. She also works hard to expedite the loan process! Excellent work."
------12/12: This month, I have 5 contracts in the title company while working for my new buyers. I have learned how to eat fast, simple and healthy- I cook the vegetables in the boil water for few min., then add soy sauce ,sesame oil on it-my own Chinese hot salad for my lunch/dinner. Sometimes, when I go out from my home office to the kitchen after the lenders and title companies finish working, I see this warm sunset/sunshine come through the front door, suddenly I remember this is my home, not my office. I know God send the message to me not to forget to feel the moment of the life. so I close my eyes and stop running in my own home for a while. :)

------12/5: You shop in the Malls, We shop in the streets!! I have 7 buyers right now who want to buy homes. They all are referred by my dear clients. (I am never busy to say NO to them! ) Too bad, inventories are not enough. Before, I would tell my new buyers : I drive a blue Honda...Now, I have a beemer, I only say: I drive a sliver SUV. :)

I used to love holiday till I became a realtor... now you know why! :) Finger is getting smaller because of the winter, I lost my ring. Well, Next Month will be here soon, Santa knows I am a good girl, he will send a lot of joys to me!!

We already came back one month, I don't have time to arrange them till today. I think I love France the most vs. Italy and Spain, but I think USA is a better place to live and to work because of the fairness and freedom!
------11/16: We had thanksgiving/ holiday dinner/party each year at home because we wanted to thank, pay it forward and return the love we had received! We had been keeping this tradition for last 11 years. Normally Monday night, I shopped for food and drinks...Tuesday night, I cleaned the house...Wed. night, I prepared food and did flower arrangements...On Thursday morning, Jay went to pick up the pre ordered meals and some ice...At noon, party would begin, music would play, friends started to arrive--A Wonderful Life! This year, I didn't even know/feel this coming Thursday was Thanksgiving Day. I even told one company to work on Thursday until they said: 'What?' I am so overwhelmed by my work. I don't have any other way around right now (for this, I am very thankful of being busy for my clients!) and my 7 kids (rentals) need our attentions from time to time! I won't be able to plan first clients appreciation party as I wanted to do earlier... My dear friends and my dear clients, Hope you will have a nice relaxing warm Thanksgiving holiday!
-----11/13: I had a chance to go back to our old home near Med.Center-where I lived for 8 years -my first sweet home in the USA. It is small, old 1952' building. Now we have lived a bigger, newer home for 3 years. I do enjoy both of them. In fact I miss this small home because I had more fun parties and had more friends to come by!!! I realized home is for everyone regardless the size, location, price, age!

-----11/5: Sent my Step-son to airport tonight, So he can vote tomorrow as well as his father and me will vote R&R tomorrow. He had some nice quiet time while we were away for one week. After we were back, I spoiled him a little like all the mothers do! I also enjoyed cooking for him-Sichuan spicy food, I think my cooking skills have been improved. :) but he may like get away from Chinese food for a while now. My life becomes normal again: Love, Live and Work... I really hope all our Americans will have a new life after tomorrow
------11/3: At 3pm it was raining cats and dogs in North side! I didn't like to to wait, I walked and took out three Open House signs because I had the showings at 4pm in Rice Military! I arrived ontime, when I got off the car, my cloth was dry too-Good timing! This month, it is all about being thankful. I am very thankful of being a willing, ready and able realtor for my willing, ready and able clients!
------10/24: During the vacation, I spent $110.00 for 200 min. to use internet in the cruise, not enough, then I paid $0.75/min. to check my emails which was totally worth it for my clients and files. After I am back on Sunday night, I am too busy to have a Jet Lag, I have 7 listings, 7 buyers...plan to work hard again all the way till Chinese New Year 2013, then I will take a break and go to China to visit my parents.
-----9/23: My newest survey: Jing is the best agent you will ever get!!! She is very knowledgeable in her field and answers every question you have with great patience. Being kind and caring, she always places your interest as her top priority. She went above and beyond for us to buy the condo. Jing helped us out with the mortgage, inspection, appraisal, home insurance, HOA, etc. Our seller has some issues keeping their promises in repairing the condo prior to the closing. Jing would make sure that the seller does their work to complete the tasks. She would actually even go check out the condo on her own without us there to get an update on the repair progress. Jing's very fast in responding to you, either by phone calls, emails, textings, etc. She will remind you what you need to do at what time during the entire purchasing process. Jing knows which property is a good deal to purchase and will ensure that you get a very good deal in the purchase price. We're so thankful to have Jing Harlan as our realty agent! You can definitely count on her 100% because Jing is really passionate about what she does and she has the ability to help you out!!!!
-----9/15: Finished showing and Open House. Home is warm and happy when I walked in. Life is good when you have each other, have friends, have music and when you have jobs and when you can afford to have pet and car!
------9/14: Left home office early this afternoon because of heavy rain, I was so happy that I arrived on time for my listing appointment. After meeting, I didn't want to stuck in the traffic again, so I stopped driving and parked in the shopping center lot. I did some works for 2 hours in the car before heading home. Now, I am ready for a walk and get some fresh air. Have a great weekend!

-------9/3: I need to thank my mother to make this August so special. Since last September, I had been keeping telling my mother that I would be back home for her 70 years old birthday this August. She said No. In China, women's 70 years old birthday is very big and important. I asked my father and my brothers to persuade her to let me be back. She still said NO to them too. She said: August is my busy Summer working season, and also I am in my prime working lifetime, she didn't want me to take off work just for her birthday. so I couldn't go. That was why I treasured every day in August for both us because we love and miss each other very much! Now finally she allowed me to go back for Chinese New Year. My mother is a very wise woman. She gives me wings and she wants me to fly as far as I can!
------8/31: Excellent, Fabulous, Fantastic August: now I would like to share the result/summary/report my work with you: total sales price is $1,155,000.00, 6 contracts for selling and buying; 3 leasings for landlord clients were not included. The best month in 3 years so far. Earlier, I thought I would be so cheerful and happy today! but now I am Calm down, I know this is a team work, I am just one of team players. There are still many things I need to learn and need to improve. I care about Quality, not Quantity! Thank all my clients and co-players. Happy labor day weekend!
------8/30: I went to my friend's memorial service on Thursday night in the church. Many people were there because she had touched so many people's lives. It was a true celebration of her life. Singer was playing Guitar, fresh and inspirational, full of joy and tears. I have learned my friend's Favorite part in the bible, The Life and Teachings of Jesus and His Apostles 45 - "I Have Fought a Good Fight, I Have Finished My Course, I Have Kept the Faith''. I made this flower for her.
------8/28: Earlier, I sold a property for an overseas seller, now the new owner fixed it up and they hired me as their listing agent which made me very happy because they didn't hire their buyer agent to do this job. Also they are going to hire me to sell their homestead in North and buy a new home inside loop. 3 properties for one couple-still a long way to go, but so far, I must have done something right! :) They are not Chinese! Tonight, I went to Ross to buy some household items, I will do a light staging in my new listing this weekend before professional photographer takes photos and VT tour on Tuesday. Will share with you about my staging later!
-----8/27: My newest survey from my American seller: "Jing Harlan was very knowledgeable and professional about the sale of mu house. Her support and caring was very much appreciated. I have already recommended her to my neighbors and friends." I will always try to do a satisfaction work to my clients!
-----8/24: I don't have relatives here from my side in the USA. In Houston, I only have Jay and his families are not in TX either. so I normally treat my friends as my family. Without having them or doing things for them, I don't feel life is complete and I would feel selfish. also I like to be nice to all new comers because I was one of them. I know the life would be different and difficult. Today, I found out my dear American friend who was like my older sister to me pass away, I really felt blue and heart broken. She was a wonderful sweet person, she taught me about American culture, American cooking when I just arrived to Houston over 10 years ago. she will be missed by me!

This month, i am maximizing my August: feel likes I am doing 60 days work in 30 days! I envy all friends vacations and their happy photos. I hope our vacation will be still waiting for us patiently. :)
-----8/18: Feel like a Race Car Driver: While working many files, I still made it happen: showed a house on Monday; Got contract on Tuesday; Closed on Friday; Rented out on Saturday without having it on the market! I told my investor that cash is the king, she said I am the leasing queen! :) Will summit the paperwork to my company on Monday! I normally work for home buyers and first buyers most of time, I enjoy because I feel I am helpful.
-----8/16: Done a owner financing transaction for my buyer today. The process was easy, almost a cash deal. Without Fannie Mae fancy requirements, it's a win win situation for seller and buyer. A Joy to learn seller's financing! have a nice weekend.
------8/12: One Person's Trash is Another's Treasure! My seller would throw these white furniture away, I took them to my home. Now they are in our formal dinning room area. Jay said they are more like outdoor furniture. I will move them out when the weather is nice, so I can sit down and read a book or two. The flower arrangement is made by me when I had my flower&gifts shop back in 2002.
------8/11: Spent whole Sat. afternoon to learn the mortgage. I am not trying to be a loan officer, I am just trying to help my clients. For you, they may be boring. To me, they are very interesting. Here was what I have learned: Foreign National Mortgage Program would be someone who is not a citizen, does not have a green card and/or does not have an approved Immigration Visa! A Med. Doctor Mortgage loans program has designed especially for doctors, residents and medical students take into consideration future salaries and high amounts of student loans. These loan programs assist busy medical professionals with purchasing a home and refinancing existing homes.
------8/9: My own Game (work) are getting exciting like London Olympic. The results will be shared by the end of this month-every day, I live, eat, sleep, breathe with my work! My friend said I am becoming a Jack dull boy soon! Well, I did have some fun too: Visited dentist, no more wisdom teeth, hope I am still smart. Shopped something for my family in China. Helped my friend to do some commercial real estate searching; Trying to help with my client friend on their post transaction issue...High Five weekend!
------8/7: Today, my condo buyers got rate quote 2.850% for 15-year fixed Conventional loan. Unbelievable. it should be lower for a single family house! I think! FYI: my American friend couldn't helped it and TXed me at 7:17PM: ''R U watching the Olympics? Wow, great beach VB game. Chinese woman are HOT. '' I txed him back: now I knew where your time went! :)
------8/5: Love to walk and watch and think! Peaceful View, Peaceful Mind! Get more energy by spending Energy! :) So true, more to give, more to receive!
------8/3: Today, my friend called me from the other state, she asked me if she needed to resubmit the highest and best offer for one REO property. I asked her what was resale value? What was ave. sold price within 6 months... She didn't know, I asked her if she has received MLS CMA from her realtor: Comparative Market Analysis or something like that, she said NO. I don't judge the other realtors, but one thing I know is I always send out CMA after my clients like to make offers. This work isn't fun, it takes a lot of brain out of me each time, but it is a MUST Do!
------8/1: Rome Was Not Built In A Day! My August transactions are also coming a long way. I will pay attention to all details of the processes and go extra miles on each file. At our company MCE class, the instructor told us: ''our business is far beyond the translations.'' He told us that we need to under and to study the business! we need to make the decision to be the best-make our mind, body, soul feel like a million bucks when we are in front of our clients. I agreed with him, from now on, I will do some make ups! :) Happy August!
------7/31: Super Tuesday, I Voted! Of course, Ted Cruz! When the worker asked me which side I was, I said very quickly: Republican! Jay was behind of me, he said: GOP! both of us wore our American Flag T-shirts!
------7/28: Even though we have a big home for just two of us, my husband still made this shelves in the laundry room. I am so proud of his skills, he didn't spend any money because he used all old materials. However, I still don't understand why he chose this place: put my bags and his guitar cases here? Does he want to remind me every day while I work very hard: ''don't forget our dreams! '' I love to travel, he loves music, so our dreams together are to travel once a year where the music is! :)
------7/24: A smooth ride, no pressure, no traffic...A nice commute in between Sugar Land/Missouri city to Med.Center which I call it A Sideway. Took me 20 min. to Med. Center from my home in Missouri City, I showed two condos in City Plaza at 6pm; talking time was more than showing time as always! :) Then, It took me 20 mins. again from Med.Center to New Territory, Sugar Land through South Main (s.main becomes Highway 90) to show three properties at 7:30pm for the other buyers. I am so glad that I live in this sweet spot, so I can handle /cover my two major working areas, plus it is a easy 20-30 min. drive to Katy through Grandparkway and to Pearland through Texas parkway. Life is good when I know my road Map! :)
------7/24: I can't help but think that this will continue to be good for my buyers and for all home lookers right now: The historic rate spread between 10-year Treasury bonds and 30-year mortgages is between 1.5 and 2 percent. Individuals who want to apply for a mortgage soon can watch the 10-year Treasury rate to get an indication of the direction in which mortgage rates are likely to move!
------7/21: Learned relocation deal earlier. Just had one contract by seller's financing for my buyer with listing agent's help; Now, I am learning to do seller's financing (owner financing) for my seller. So many things to learn for my work, but that is what I like about my Life
-----7/16: This is the first time I helped my buyer to buy a relocation company property. I have learned a lot how to buy a property from a relo seller. There are Pre relo listings and relo inventories. Yes, there are more docs. to sign, but sometimes buyers can get some good deals to buy relocation listings. Today, my buyer was very happy to get this sweet home with a sweet price.
------7/15: What a surprise! I got a call and after some emails, we met in the properties -like dating! of course, I am kidding. :) They found me from Har.com, they are from Sichuan province, the city is very close to my hometown Nanchong. They are planing to buy a property while their daughter is studying in the collage here. They know my profile more than myself. :) On my profile, I said: After you finish reading my profile, you will feel you know me already because I am a 100% Clear Crystal Ball in front you!
------7/12: 1. from one lender: No matter where you live, mosquitoes can be a real pain in the rear... Recently I found a really cool cure that everyone already has-Toothpaste! It gives immediate relief. The fluoride in the toothpaste acts like an antihistamine, so make sure it has fluoride. 2. from my buyer: put blue painter tape around the air filter flame to stop the dust to get into the air duct system, so you may not need to clean the air duct often as standard as every 5 years.
------7/8: I love Suze Orman show every Sat. night at 11pm. She looks very beautiful and shining even though She is over 60 years old now, but she is sharp and tough. I do believe her: ''People First, then Money, Then Things!" I have never thought about money when I work for my clients. The checks from the title companies are last things I remember and care! also I share what I learn from her with my clients too!
------7/4: Happy July 4th! Since my leg and my back got hurt in March and April, then I got busy in May and June, I haven't walked in the evenings until today. so peaceful, beautiful, Hope you like my neighborhood too.
------7/2: My PC got the virus called Security Shield, it asks me to pay 1 year or 2 year or lifetime software license for US$ or EUR. If I don't, then I can not use anything on Internet! I tried to remove it from control panel, it is not allowed me to do so! I called the expert, he said he can not get in from his end now, he has to reach my PC in order to fix it, but i have to wait till morning! and he knew what I was talking about . So please be careful !
-----6/29: Still didn't know how I managed living in June. I hadn't had this experience in my whole life: Simply Busy-still long way to go this Summer. Coffee, tea and music are my way to relax! Well, I didn't even know what I had in my cup or when the music stopped.I went to China in June 2010; We went to Alaska last Summer...I can not plan anything but having commitments to my clients. Just viewed all my friends posts, I am so happy to see them in many places for vacations, it seemed they took me with them, I enjoyed seeing their photos. Enjoy, my friends! Have fun for me! -----6/27: After my two buyers have become happy home owners, they called me and asked me if they could put my name in the emergency contact list for their kids school enrollment forms because they did feel I am their only friend who they can trust. I feel so happy and warm inside. Yes I have always had a passion and enthusiasm for selling, buying, marketing, and negotiating while making lifetime client friends!
-----6/21: One happy nice newcomer family has started living in Blue, our newest rental property. It is 29K rehab /remodeling project, from starting remodeling to renting out is about one month. Good price and good product because we are not slumlord and we have a great general contractor. Plus Houston has good employment rate, renting market is really good.
------6/20: Sweet rain slowed me and cooled me down- I had some time to catch up my breath, paid some bills, did some paperwork, now my desk and inbox are much cleaner which made me very happy! Not easy, but we made, both of my buyers are moving forward at the same day after they had home inspections done at the same day. I am keeping my fingers crossed for my seller's home to pass buyer's inspection. Now I am ready for Raining cats and dogs because I am well prepared for it! :)
------6/15: title companies find the ways to cut the expenses, so some of them don't send runners to pick up the Earnest Money anymore for free. So, these two weeks, I am my clients runner, I have been in and out to 5 title companies for delivering checks and contracts because I don't want my clients to be charged! Good thing is I enjoy driving my new car very much: like driving and thinking at the same time. -PS: Will get my realtor license plate and some cool words on the car window soon! Have a nice weekend!
------6/12: Had two home inspections done this morning. right this moment, while waiting for inspection report back, it is like Quiet Before the Storm! :) I know we will have negotiations going on with the sellers' sides regarding the repair items. I will do my best to work for my buyers strategically and intelligently and we will go through this tough process together.
------6/8: Today I had a listing appointment. The owner is a nice sweet old lady, she forgot that I was there to sell her house! :) We talked everything and I could picture her whole life in the house. I paid attention and I listened very carefully for whatever she told me. I will do my best if she hires me. I also told her to interview one or two more realtors to get their opinions of the home value. I really hope her the best even if I don't get the listing!
------6/1: All the rain falling On me at the same time!! Last two weeks of May, I didn't know how I Survived : Late to bed and early to rise: showings houses, marketing analysising, making offers, home showings again...I believe all Positive results will come soon! Good thing is my husband is low maintenance: fresh fruits I make every day can make him health wealthy and wise! -:) Still managed to set up a date for friends and picked up a friend from airport...Happy June to all my friends!!
------5/28: Last Memorial day, I was working in Katy. Today, I was working in the Woodlands area, Missouri City, then Energy Corridor area. Wherever I went, I saw beautiful flags flying proudly! The best way to respect and honor our heroes is working hard to make our country strong and stay the best.
------5/27: I am so lucky to know my no.1 PHD buyer, a super smart sweet girl in 2009! Within two years and 6 months , my buyers have been keeping growing-like Multi-level marketing (MLM) pyramid selling, I have all referrals from her friend, her friend's friends...Most of them are PHD's and even Post Dr., I just had a small degree, sometimes, I am not smart and fast enough to talk to them! :) I have learned a lot from them. They buy condos, now I start to show single family house now...In the near future, I want to plan an appreciation party: Med.Center PHD club party...I just don't know what else I can do or say to thank them.
------5/26: After I retire, I would still like to do some volunteering work for my clients because I feel very happy and useful! I don't cry for sadness, but I always have little happy tears.
------5/24: Today, I will be in Galveston and Tiki island! Well, it is not for my long holiday weekend. I wish. I will show 6 beachfront preterites. I am not expert of this area, but my Houston past clients trust me and want me to be their agent, so I am in! Thank you our great HAR.com, I can have everything I need and I will pick up a lot of brains from the listing agents and local pros.
-----5/21: I am like showing machine! :) but feel very good, I got tan and exercise out of it!
27 houses which are zoned Bellaire High school last weekend! Tomorrow at 9am, 8 properties zoned to Clements highschool in Sugar Land; At 4:30pm, 10 properties in Heights/Rice Military area. Call me stupid, even if my buyers are falling in love at first sight to their first house they walk in, I still strongly encourage them to see more properties to compare and to feel comfortable for the current market inventory and market price. Once my buyers are ready, I can do the rest paperwork and run CMA comparative market analysis very quickly! Too bad, I don't know how to use built in GPS in my new car yet. :)
-----5/15: Today, May 15th, maybe it is a normal work day to you, or maybe it is a wedding day, a birthday to you! To me, it is the day I have realtor license for three years!!! I thank you all of my clients who have helped me to sharp my skills and to improve my knowledge in real estate world . This morning, my buyers and me did final walk though the house, then we went to title company for closing...their kid skipped the school because he couldn't wait to see his room again! Sellers, buyers, two agents and closer were talking to each other, The air seemed like a happy Fiesta! I smiled, relaxed and sat back when my buyers got the keys to their sweet home after many months house searing!!
------5/14: Last August, after closing, my buyer sent me the new baby born photo; Today, I just got the other new born baby photo from my buyers who closed their home last Friday-hightlight the day! I am so happy that the mother and the baby are safe and sound. Tears in my eyes! New baby, New home, New life to them, Old lifestyle client friends to me!
-----5/13: Dear mother friends, Happy Mother's Day!! ''Mother'': is a role, a job, a honor, nothing is more important than Mother in our mother land! I love and respect all mothers in the world! I dream to be one of mothers next life! :)

------5/6: I was told to see physical therapy for spinal stabilization exercise, posture re-education...but I think it is totally waste money and time. ------5/1: I am like all working mothers: work and make babies; make babies and work! Finally our no. 7 baby is here, his name is Blue. (because of the street name) we already have Red. Last time, i shared with you so early, but the loan fell though-I was so sad. This time, I had waited until now. We are going to close this Thursday morning. We bought for 50k, rehab will be 26K, 3-2-2, rent is around 1050.00-1100.00, single family house. Blue is so ugly just like a new born baby. Later, I will share with you our handsome boy photos within one month. I would like to help you to buy for your rental properties as well and share with you for each step: the loan, rehab, leasing and managing processes.
------4/27: Last Year, I took this dead plant to the backyard before the party and I totally forgot about it until I saw a new tree lying down the ground. Life is really strong and amazing. I feel shame that I didn't take care of it. This plant is called MONEY TREE, I didn't want it, money came back to me by itself. hope I have good luck this year -:)
-----4/14: New survey from my client: This is the second transaction in which Jing was my real estate advisor. I would use her again for any and all assignments and have recommended her to many friends. She is without a doubt the best real estate professional that I have ever worked with.
-----4/12: Tuesday at 11am, closed a beautiful new lakefront house in Katy-worked for 5 months, The dirt has became a sweet home, I felt she was my baby who I watched to grow...Thursday at 1pm, closed a home in Spring Branch. A big group in the title company: three in seller side; three in buyer side, we were all laughing and sharing-A happy ending! My seller wanted to have a young family to move in, yes, d...ream came true! My seller bought it about 33K in 1960's, sold about 196K in today's market- so real estate is a long term investment indeed, you will love it if you hold it this long; you will hate it if you are underwater right now...Today, after closing, I went to my CPA office to watch her to push the bottom on the screen for our Efile...over 10K income tax has gone to my uncle Sam's pocket-Pain and Proud at the same time...Now, I feel free and I feel refresh and I feel I just started my 2012!!! :)-I got two contracts today!!
-----4/6: Good Friday and Happy Easter! Not sure if my office chair is too low, my car is too short, my shoes are too tall, my back starts to complain. I stand a lot for showing properties, and also I sit down a lot for following up...It is time for me to go running and swimming...I just realized how important health is which I was too healthy and too strong to know it before. :)
------3/2: I got three more new listings! Spring sale! I want to buy Ipad to show some cool stuffs on Har.com, Tempo / MSL site while I am there! I am working on it! Happy March, all dear friends!
-----2/29: Good morning, Tuesday! I have paid for my seller for this WALK-THRU VIDEO whichhas just arrived today. The property in Spring Branch was on the market Last Saturday, I got the offer Last Sunday, we had the executed contract on Monday! Two days! ...(well a lot of hard work before putting in the market! : ) My new record. Last Year, I had one house in Memerioal area under contract in 4 days. ) Location, Location and Location is so true!
------2/28: These two weeks, my sellers & buyers & Me and the other side of agents & their clients are following the military rule very well: Hurry and Wait: did summit the highest and best offer by bank's deadline; did home inspection and now negotiating during Option pending period; did photo shooting and open house by the posted notice; rush to see houses and wait for the price drop; scheduled repairs and cleanings...Everyone is working hard and I really like the team work without having & seeing the whole team.
-----2/22: I had a cool Tuesday, first time, I went though all my working areas: Spring Branch, katy, Midtown, Med. Center, Sugar Land. Visited old charming SHERWOOD OAK 's neighborhood; Had pre drywall construction meeting; Showed some properties;... Picked up earnest money check after the contract had accepted...One tip from the construction manager: one month air filter is good enough. Even if you use three months filter, it is still good to change it after 1.5 months! After coming home after 9pm, it was the trash and Laundry night...'A woman's work is never done! ' :)
-----2/18: It was a busy week: got a beautiful sweet card after closing; worked around with client's schedule before she left Houston. Learned commercial gateway in HAR; Went to the court house for running stop sign outside of my own home. No time to do my evening walk, but more vanilla folders were filed up...Bought SEP- Simplified Employee Pension Plan with my financial planer, whichever she said, it was very hard for me to understand! I realized no matter how easy the real estate and mortgage processes to me, to my clients, they are not, so I need to walk though with them slowly step by step, always be there for them.
-----2/14: I am in the Break Check shop right now for new break pads and Rotors resurfaces for my car! This is my V's day gift for myself and my clients who ride with me from time to time! Last year , I said love was in the air - roses! This year , the oil smells nice too! :) Tomorrow my car and i both will be in a great shape to pick up my buyer for the closing !
-----2/11: Saturday, show 11 condos in Med. Center and 2 in Stafford; Sunday, show 5 properties in New Territory, Sugar Land. When I work for buyers, I can follow up with the lender, home insurance company, I know each step of the process and I do send updates to the listing agent. However, it is very hard to hear from the buyer agent and the buyer lender sometimes-I need to learn more the art of selling as listing agent.
------2/5: I am not trying to brag myself here, but I couldn't helped to share with you about my 2011 earnings:4.4 Msales; 27 transactions; On my company issued 1099 form, it isa lot! if I included all credits I gave to my clients, it would be much bigger than this number! you may laugh at me, this is nothing to you! I want to thank all of my clients for having faith on me; supporting me; referring me...
Till May 15, it would my third year for my realtor license. I do believe that spirit is just as important as applied knowledge, without positive spirit, I may not have the passion to convert leads into clients friends! I care about my clients and I love my job!
------2/3: Normally I have more buyers than sellers. But this week, I got two new listings. One is in Spring Branch, one is in Alief area. My sellers and I went to preview the other properties on the market. We met two skilled handmen to talk necessary repairs. I went though the details with my sellers how to prepare the houses before putting on the market. I can not wait to put signs in the front yards and start marketing them!
------1/31 Tuesday: I was tracking down an existing survey for 15 days, yes, finally it has arrived: No luck with seller, former title company, builder and the survey company! Maybe the seller's lender have it?!-- But the seller didn't want to deal with bank phone call. Then I 'beg' the listing agent again to let the seller try one more time-this nice kind seller went though the docs and found it and our current title company has accepted it. I am so happy and feel very useful that my buyers have saved about $400-$450.00 by not ordering a new survey. Hopefully I didn't drive the listing agent and seller crazy. -:) It is really a great team work!
------1/29: Saturday, when I was in the car wash place, one person came to repair two small window chips for me. He told me that car insurance companies give 3 times to us per year to fix these kind chips without paying deductible-wow, I learned something new. He is smart to get his customers by hanging out in car wash place. I wonder if there are any good places for me to get new clients too-I don't mind to work on weekend! :)

-----1/18: The 2012 year of the Dragon! The Color of the Year for 2012 Is bold, brightand orange. Tangerine Tango is this years color of the year, according to the Pantone Color Institute. The reddish orange color takes the place as this years hot hue replacing last years reddish pink Honeysuckle!
-----1/17: Home buyers may know how important to have good credit scores! In order to get a better rate, buyers can put 25% downpayment instead of 20% which is new to most of home buyers.
-----1/15: While Jay was watching football, I went to do indoor climbing, I had fun! Now I know when is the best time to go to China: inbetween Playoffs and Super Bowl! :) In fact, It is really not a bad idea because Chinese New Year time is around the same time each year!!
-----1/11: Good and busy new year has begun: showed properties in Katy, Sugar Land and Med. Center, Wrote offers...Received offers for my sellers' lots in Heights...Studied real estate new rules and new tech. online; Our No.7 baby is on the way: Bank finally accepted our offer after it has been on the market for over 150 days! On Jan.06, it is the day I have been here for 11 years, I met friends in Chinatown to celebrate. We had yummy spicy hot pot! Time goes so fast, I hope every day is a meaningful useful joy day!
-----1/7: While my husband is watching lions vs saints live right now, I am doing MLS Comparative Market Analysis(CMA) for my buyers. Not sure if he is the best fan or the worse one because he is shouting, laughing, swearing, cursing and cussing every second...Football on TV and his sound are my music background because we both are so passionate for what we love! Jay often tells me all though Lions always let him down, but he can always count on me!
------1/6: political predictions, economy predictions...for 2012, go on and on...I think we need to have our own duty to honor and our own role to play . No one can really predict your future but yourself. I think we can control Our Destinies. if you really need some help, I think the following article is for real. we are either buyers, sellers, homeowners or renters after all.
------1/2:New Year holiday weather was like Spring! Spent half time on my office, sent out notice to my 2011 home buyers to file homestead exemption after Jan.01, and to my 2011 cash buyers to how to pay property tax online and followed up with 2012 new clients. Half time I was in the backyard to collect leaves; pull out the weeds and clean the gutters...I enjoyed doing it-warm Sunshine made me feel so good. no sunblock, no sun glass, I took it all in. After watching 'Morning glory', yes, I also do believe: hard working is a NECESSITY of life. No matter how much you know; how smart you are...2012, I am ready!
